WHY YOU NEED AN AGENT WHEN YOU SELL YOUR PROPERTY

NAR (National Association Realtors) was called, a few years ago, on an article they published stating that a property will sell 13% higher with a realtor, saving the seller money.  Not verified.  However, it is a fact that, in most cases, a property will sell faster and at a higher price by a realtor.
It will also save the seller a lot of work and worry.

What will you look for, when you select your agent?

KNOWLEDGE - EXPERIENCE – LISTENING & COMMUNICATIVE SKILLS - DEPENDABILITY

Aside of the obvious “must have”: honestly, confidentiality, loyalty, diligence, transparency, your agent must have:

1.  Knowledge of the neighborhood, the market, the property and experience in the selling process (from listing to contract, inspection and closing)
How long the agent has been in the business is NOT necessarily important.  The knowledge of the current market is.  A good agent will determine how he prices your property, according to your plan and timing.

2.  Knowledge and experience of a good tailored marketing and merchandising strategy: staging, professional photography, selling description of the property, “love letter” technique, open house, brokers tours, virtual marketing, outreach to international websites and agent’s personal contact list.

3.  Listening, communicative and negotiating skills from the listing presentation to determine the right price, to the negotiation before and after inspection, and to closing.
